The Most Expensive Plot in Yorkshire
Building plots rarely come cheap and certainly not the plot situated in the Golden Triangle of Harrogate.
Despite the £1,000,000 guide price for the 0.77 acre plot in the popular spa town potential buyers are all set to go in to a bidding war for this rare opportunity.
Situated just off Fulwith Mill Lane in Harrogate, the land has planning permission for a large, 6,000 sq ft house and is thought to be the most expensive single building plot in Yorkshire's history.
One prospective purchaser approached the owners before the sale was announced had their offer of £1.2m rejected.
Jonathan Isles, head of planning, land and new homes at Dacre, Son
and Hartley, which is marketing the plot, says: "Although there have
been expensive pieces of land in Harrogate, they
have been sold with
planning permission for
a number of properties, rather than a single dwelling.
"The guide price for this one is offers in excess £1m, which means it is probably the most expensive building plot in Yorkshire.
"However, it represents a very rare opportunity for an extremely wealthy individual to build his or her dream home.
"There is permission for a very large house with a swimming pool and games room, which is entirely in keeping with surrounding properties, which have one of the best addresses in Harrogate."
The pocket of land has belonged to the same family for many years and Mr Isles and his team at Dacres managed to get outline planning permission for a single dwelling on it, which dramatically increased its value. To satisfy Harrogate Council planning policies, which dictate that there must be an element of affordable housing within development schemes, the owners have bought a terraced property in the town and handed it over to a housing association.
The outline planning permission for the luxury property on Fulwith Mill Lane, is for a two storey, five bedroom house with a double garage and linked swimming pool and games room.
Build costs are estimated to be about £500,000 and when it is complete the property could be worth over £2m.
Jeremy Hopkinson, director of Dacres' Harrogate branch, says:
When it is built we think it will be one of the few modern houses in Harrogate to break the £2m mark."
