Self Build Design Basics
The opportunity to design or in the very least have input on the design of a self build is one of the biggest plus points. While ideas flow it can be easy to forget some of the basics that will help improve the final deign of your home.
Architects often like to have some idea what sort of designs you like. Collect examples from magazines whether you are designing yourself or to allow the architect to see what you are hoping for.
It is the design stage that has the biggest impact on a self builder. Some people have had a vision of how they would like their house to look for many years and it is this stage that can make the dream become reality.
You'll need to begin to look at houses in a way you have never done before. Consider the room layouts, position of the windows, staircases and doors. All of these details can be dictated by you!
Here are some basic self build design considerations:

Door Placement
Generally doors are best placed in corners. One exception to the rule is in larger rooms where door may be centred on a long wall. -
Light on two sides
If possible to incorporate light on two side of a room, do so unless you feel privacy may be a serious issue. Natural light is not only attractive but may save on lighting bills. -
Main entrances
Consider the placement of the main entrance, whether offset, or centred, with a porch or not. -
Size of house
The size of your house will be dictated by budget and needs. The size of your family - present or future as well and the facilities you require will all need consideration. Will you be working from home? Would you like a large room for a snooker table?
Consider how many stories you would like and what is feasible to fit within your plot size and shape.
The plot
Below are considerations for your building plot:

Dimensions of the plot
While the acreage may tally up you may be making trouble for your self if the plot is too narrow or is an awkward shape. You will need room for the house and possibly a driveway and garden(s).

Rights of light
Rights of light exist to protect the light for neighbouring properties. Your build cannot encroach upon the requirements of a low level of daylight interior illumination if the existing building is 20 years or older.

Services
Consider the nearest sewer for site drainage, and sources of electricity and water. The position and depth should be examined as this will affect the position of your house.

Sun orientation
South facing gardens are a big plus point for the afternoon sunshine. With regard to room layout, living rooms can benefit from facing south or west and bedrooms to the east.

Trees
If trees are well established there may be restrictions on their removal. A Tree Preservation Order (TPO) will require permission to remove a tree with a TPO, though this will not be necessary if the planning permission implies permission for the removal of the tree. -
Vehicle access
Particularly in busier areas the local authority may demand that there be provisions for both off road parking as well as room to turn the car around. If the driveway is just after the crest of a hill it may be doubtful that access be granted due to road safety issues.
